We are a small design firm located in the panhandle of Florida but have a team of drafters who are located in several different states.  When we opened our doors years ago we were focused on local projects, but as the years have passed, we've learned how unique our services are, and decided to start working exclusively with the builders we acquire as Building Partners so that they could get an edge on their local market, since we're one of the few or only places their local market could find such services.

Now we have partnered with over 40 builders in more than 15 states and have learned a lot about working on projects from different jurisdictions.  So now that we have teamed up with BuildZoom as one of our "Partners", because you are working with BZ you have access to the same exclusive services as if you accidentally walked into one of our builder's offices.  We do not advertise in order to ensure speedy and quality service for our clients, and since you are using the BZ services, you now have access to ours as well!

The fact that we work with several different builders and many different states will only prove to benefit your project. We know that every builder and jurisdiction is different and aim to accommodate the requests and requirements of each separately and as needed.  So if your future builder has certain things they would like notated or added to the plans to ensure communication for the different subcontractors throughout your build... We will gladly make such notes and minor changes to the plans free of charge and in a timely manner. (Major changes are subject to a minimal additional charge, but minor additions/revision are free).

So no matter the builder you choose or jurisdiction (or HOA) that you live in, we will work closely with whomever is needed to push your project through any submittal that may be needed.  Of course, you or your future builder will need to formally submit for any permits or review boards, but whatever changes may need to happen in order for the ARB or County to approve the plans, we will be there by your side to help push them through!  We are your drafting service throughout your project and we do not nickel and dime, our cost does not increase when additional plans/information is required for different approvals (i.e Landscape - Irrigation - Water Flow Plans).  Not all projects require extra information as the examples stated above, but some HOAs and jurisdictions do have odd requirements and if you are building in one of these situations, we will be there to help and draft as needed.

So that being said, we are a design/drafting service and not engineers or architects.  We are the "Value Store" for the industry and by combining our services with structural engineering service (if required) of the plans you design, you will be able to save and only pay a fraction of the price of going with a traditional architect.   We have learned that some jurisdictions do not even require "sealed" plans and that the local lumber supplier provides all the structural information and details needed for your project when the lumber package is purchased from them.  So there is a possibility of needing to acquire an additional structural engineering service once we complete your plans. If engineering is desired/required, we will make whatever revisions (redlines) the engineer makes to the plans and add whatever notes are requested at no additional charge and as part of the service.  We work in more than 15 states as of 2022, and less than half of them require engineering.  We will figure out what is required for your project once we meet, but either way, we are able and happy to provide our services for your project!

How We Approach Each Project

Once we get the go-ahead to start on your project, with the information you provide, whether it be a hand sketched floor plan or one you found online or in a magazine - OR - if you provide us directions of your size, wants and needs, we will begin with generating what we call your "Preliminary Model" to begin designing from.  The preliminary model is just a starting point and when we meet for our Design Appointments, we will make all the changes and revisions you want to make/see right there in real time during the appointment.

You will get as many revisions and Design Appointments as needed to ensure 100% satisfaction of your design so you will build exactly what you want, and with unlimited revisions, stress will not be part of the design process!

Once the design is confirmed and ready to move forward to the next phase, we will begin working on the construction docs needed to build your home or remodel.

Then, when the plans are completed and confirmed we will provide whatever support is needed for future submissions for different approvals if necessary.

We can get through a project as fast or as slow as needed/desired, we are a "Hurry Up And Wait" kind of company.  We will get our different jobs done fast and then patiently wait until you are ready to move forward, we look to accommodate your schedule and pace for your project.
